What's In a Legally Sufficient Notice?

A successful eviction starts with a legally sufficient notice.

A 3 Day Notice to Pay or Vacate must give the tenant written notice that the tenant has:

  • failed to pay the rent on the date the rent was due
  • the exact amount of rent due,
  • and that the tenant has 3 days to pay the rent due or vacate the property

A 3 Day Notice to Pay or Vacate must give the tenant the choice either to pay or move within 3 days (not including day of delivery of the notice, Saturdays, Sundays, and legal holidays).​​​
